Are Household Myths Costing You Money?

Far too many consumers hold beliefs, supposedly based on conventional wisdom, that simply are not true and may actually be costing them money. So, it’s time to debunk these theories and set the record straight!

1. You must rinse dirty dishes before putting them in the dishwasher.

Your dishes won’t get any cleaner, according to tests by Consumer Reports. Just scrape off excess food into the trash or garbage disposal. Another reason not to pre-rinse is that by doing so, the detergent doesn’t have any grease or grime to stick to, so detergents attack dishes instead, making them appear cloudy, scratched or etched, according to the Whirlpool Institute of Kitchen Science. Rinsing in the sink wastes both water and energy because you’re probably using heated water to do so.

2. Ceiling fans help cool a room.

Ceiling fans don’t actually cool the air in your Greenville NC home. They create a wind chill that keeps skin cool, so don’t bother using a fan in an empty room, says the U.S. Department of Energy’s Energy Star program. Using fans is a cheaper way to keep you cool only if it allows you to use less air conditioning.

3. More coils means a better mattress;

A queen-size mattress with at least 390 coils has plenty, says Consumer Reports. Even mattress companies say the most important buying tip is to actually lie on the mattress to determine if it’s comfortable.

4. Store batteries in the freezer to prolong their life.

Not required or recommended for batteries produced today. In fact, humidity from cold temperature storage can harm batteries. To maximize performance and shelf life, store batteries at normal room temperatures with moderate humidity levels.

5. Freshen your garbage disposal with lemons.

No! Citric acid from lemons will corrode the metal inside the disposal in your Greenville NC home.

6. In-tank cleaners for toilets are fast, easy, and efficient.

Fast? Yes. Easy? Yes. Not efficient, however. They don’t get completely rid of buildup which can ruin the toilet. It’s better to pour vinegar down the overflow tube of the toilet in your Greenville NC home. It’s more efficient and much cheaper!

7. It’s better to keep the AC on all day than to try to cool down a hot house at the end of the day.

No! Cooling a hot house uses less energy than leaving the AC on all day, even at a high setting.

8. Turning a computer back on uses a great deal of electricity.

No again. There is no meaningful power surge when you turn on a computer. Turning it off when you’re not using it always saves energy!

If you are a first-time home buyer, you have learned through the loan qualifying process some basic real estate terms and caveats. You understand the meaning and importance of PITI and know that your mortgage payment should not exceed 33% of your income. What you may not realize, however, is that there are many hidden costs associated with the purchase and ownership of Greenville NCoops real estate.

Maintenance, repairs, supplemental insurance, additional taxes, home improvements, and decorating can add up to thousands of dollars more than you expect. And then there’s your moving expenses, closing costs, home association dues, trash collection fees, and perhaps utility bills which are higher than you’re used to paying. Should these expenses dissuade you from buying the Greenville NC real estate you’ve decided on? Absolutely not! But you certainly should plan ahead in order to spare yourself unexpected and unpleasant surprises.

Most Realtors urge first-time buyers to anticipate the costs of desired improvements/repairs, set up a budget and a realistic timeline, and establish a “rainy day” fund to help cover the costs of the unanticipated expenses, such as a broken heat pump or a leaky roof. Eric Tyson, co-author of Home Buying for Dummies, recommends setting aside at least 1% of the purchase price of your Greenville NC real estate each year by putting 1/12th of this amount into the fund monthly.

The first step in anticipating additional expenses is to know your house well. How old is the roof? The heating system or air conditioning unit?  The appliances? Being aware of the age and condition of these items allows you to predict when they might need replacing. Check into house insurance before buying. Do you need protection against flooding or any other catastrophe? Look for a policy with a deductible that fits your needs and include this item in your budget. Is your house in need of better insulation and therefore likely to have higher utility bills? What is the condition of the plumbing? Could small leaks result in a larger water bill?

Although one of the joys of home ownership is the ability to improve it any way you want, without a landlord’s permission, be cautious about undertaking too much at once. A major kitchen or bathroom redo can cost thousands--and often far more than you planned for. Even painting the exterior of your Greenville NC real estate usually costs around $800. So proceed with a level-head and patience.

Above all, be aware that no matter how well you have planned and prepared, at some time or another your car’s transmission will go or the sewer line will break--events for which you do not have the money. Financial advisors suggest that you do not use a credit card to pay for these things because of the high interest rates; it’s better, they say, to liquidate a savings account on which you receive little income.

Do remember that although you will most likely face unexpected expenses--and almost always at the worst possible time--they do not outweigh the advantages and pleasure of owning your own home!

Greenville NC Foreclosure Trends - August 2011

There were 93 Greenville NC foreclosure homes in August 2011, according to RealtyTrac.com. 1 in every 6,333 housing units received a foreclosure filing in August. The average sales price of a Greenville NC home was $158,100 and the average sales price of a foreclosure home was $66,702, a $91,398 savings.

Greenville NC Foreclosure Activity and 30 Year Interest Rate

The interest rate on a 30 year mortgage was 4.27% in August and there were 8 new foreclosures.

Foreclosure activity is based on the total number of properties that receive foreclosure filings – default notice, foreclosure auction notice or bank repossession – each month. Interest rate is based on the average 30-year fixed rate from Freddie Mac Primary Mortgage Market Survey.

A number of research studies have shown that home ownership provides social and societal benefits. Not only is home ownership one of the best ways to build long-term wealth, providing resources for a more comfortable retirement, but it also fosters an immeasurable sense of community and stability vital to growing families.

NAR’s "Social Benefits of Homeownership and Stable Housing" report reveals that home owners are happier and healthier. They tend to vote more, volunteer more and contribute more to their neighborhoods. Home owners do not move as frequently as renters, which encourages more neighborhood stability, and children of home owners are more likely to participate in organized activities and spend less time in front of the television.

The ABCs Of a Greeenville NC Short Sale

Because more than 5 million households are behind on their mortgages, two commonly heard, and sometimes confusing, terms are short sale and foreclosure. This article will define and explain a short sale. Part 2 will examine the foreclosure process, and Part 3 will attempt to compare and contrast the two to help you decide which better fits your circumstances.

A short sale is, in essence, the sale of a home for less than what is owed on the mortgage. This sale is done by you the homeowner, and your realtor, not the lender, and you may continue to reside in your Greeenville NC home until it sells. Such a sale is not an “easy out” for the homeowner, however. The lender (and any investors who own your loan) must agree to the short sale and will often do only so after loan modification alternatives (restructuring the loan) have been fully explored. For obvious reasons, many lenders prefer to forego a few monthly payments or lower your interest rate rather than having to begin foreclosure proceedings and take over the property.

You will have to convince the lender that you are sincere in your desire to make the short sale work and reach a fair settlement. You will most likely have to find a realtor who is willing to work for a smaller commission, contribute any available assets you have to lessen the outstanding mortgage balance, and demonstrate that you have “tightened your belt” by scaling back on your spending. Those things being accomplished, your lender may approve the short sale process in order to take a smaller loss, prevent a lengthy and costly foreclosure procedure, and avoid being saddled with a hard to sell foreclosure property.

Home Affordable Foreclosure Alternative

To further encourage “underwater” homeowners to use the short sale approach and lenders to approve such sales, the federal government has instituted a new program that provides financial incentives to the parties involved. Known as HAFA (Home Affordable Foreclosure Alternative), the homeowner who uses the short sale process could receive up to $3000.00 for relocation assistance, and a maximum of $6000.00 could be available to the lenders/investors serving the mortgage. Under this program, which has not been as successful as originally hoped, the lender will use real estate agents to determine the value of the home and the minimum to accept. If an offer comes in that is equal to or higher than that figure, the lender must accept it.

Major lenders seem to be taking a cautious approach to the government’s initiative, however, and homeowners applying for the program have faced qualification difficulties, need for documentation, long application forms, too much bureaucratic paperwork, and a longer completion time. To qualify for HAFA, you must first qualify for the federal loan modification program (HAMP), meaning that your loan is more than 31% of your current income. You must also show evidence of financial hardship such as job loss or rising interest rate. If you qualify for HAMP but are still unable to keep your mortgage in good standing, then you can qualify for the HAFA program.

If you are not interested in the federal initiative, you begin the quest for a short sale yourself by following these (simplified) steps:

                1. Verify the current value of your Greeenville NC home with your broker.

                2. Ask the realtor for an estimate of all closing costs.

                3. Find the total amount owed against the property.

                4. Calculate the negative difference between the total amount owed plus closing costs and the estimated proceeds of the sale.

                5. Contact a lender (or lenders) or have your agent talk with them.

                6. Request approval for a short sale.

                7. Sell the house. (Oh, if only it were this easy!)
